Urban land values are highly dynamic, varying significantly between different sectors of a city. In developing countries like India, cities such as Aurangabad and Jalna exhibit diverse land value patterns influenced by rapid urbanization, industrial growth, and evolving government policies. Traditionally, central business districts (CBDs) have played a dominant role in determining land values, but emerging urban sub-centres and infrastructural developments are reshaping valuation trends. Accessibility, amenities, and land-use changes further impact property prices, creating disparities across urban landscapes. This book delves into the complexities of urban land valuation, highlighting key economic and spatial factors driving these changes. Through detailed case studies of Aurangabad and Jalna, it examines how land values fluctuate over time and space.
